Before you begin your home search, you'll want to talk with a mortgage professional to determine your budget and to get pre-approved for a loan. Of course you will need to fill out a loan application and provide documentation regarding your income, assets, etc. The lender will also pull review your FICO scores and credit history. The mortgage professional will then be ready to produce a Loan Status Report (LSR) when needed. The LSR is attached to the offer we submit to the Seller. It's the document that tells the Seller (and the Seller's Realtor) that you are qualified to buy their home. It is required on all Arizona resale real estate contracts. It is also helpful to meet with a mortgage professional early on so that you know what your budget is. There's no point in looking at homes you can't afford, only to then have to "settle" for lesser properties. In addition, a mortgage professional will assist you in sorting through the many types of loan programs available, (Fixed, ARM's, FHA, VA, etc.) in order to select a loan that best meets your needs and objectives.
