1. By working one-on-one with you and listening to your needs, I can help you find the best new home for you and your family.
2. With technology (including customized MLS searches that notify both of us of new properties on the market) and my local market knowledge, I can assist you in researching properties, schools, shopping and other areas of interest -saving you time and effort.
3. Once we've identified the home you want, I'll conduct a thorough Comparative Market Analysis (CMA) to make sure you don't pay more than fair market value.
4. I'll prepare the offer, present it to the sellers, and handle all negotiations and counter offers until a signed purchase agreement is reached.
5. I'll open escrow with the title company, including the deposit of your earnest money for safe keeping.
6. I'll accompany you through the inspections, and assemble the list of requested repairs to be sent to the sellers
7. I'll make sure we receive the property disclosure forms and the insurance history from the sellers.
8. I'll make sure you receive the HOA Codes Covenants and Restrictions (CC&R's) so you can be sure there are no policies in place which would limit your enjoyment of the property.
9. I'll stay in contact with your lender (if applicable) to make sure they are on target to fund your loan by the agreed upon date for close of escrow.
10. I'll review the "HUD 1" setttlement statement with you, prior to closing, to explain all the charges and credits.
11. I'll accompany you on your final walk through prior to closing to make sure the property is in good condition and agreed upon repairs have been made to your satisfaction.
12. I'll accompany you to the closing/signing in case any questions should arise.
