3. I'll help you understand the differences between buying a traditional sale, a short sale, and a foreclosure and how each may affect your purchase.
4. Together, we'll see the homes that are of interest to you. I'll provide candid analysis of each property - pointing out their positive features, AND features that could negatively impact resale down the road.
5. Once we've identified the home you want, I'll conduct a thorough Comparative Market Analysis (CMA) to make sure you know its fair market value.
6. I'll prepare the offer, present it to the sellers, and handle all negotiations and counter offers until a signed purchase agreement is reached.
7. I'll open escrow with the title company, including the deposit of your earnest money for safe keeping.
8. I'll accompany you through the inspections, and assemble the list of requested repairs to be sent to the sellers
9. I'll make sure we receive the required property disclosure forms and the insurance history from the sellers.
10. I'll make sure you receive the HOA Codes Covenants and Restrictions (CC&R's) so you can be sure there are no policies in place which would limit your enjoyment of the property.
11. I'll stay in contact with your lender (if applicable) to make sure they are on target to fund your loan by the agreed upon date for close of escrow.
12. I'll review the "HUD 1" setttlement statement with you, prior to closing, to explain all the charges and credits in a non-hurried environment.
14. I'll ensure your home warranty (if applicable) has been put in place.
15. I'll provide you with the information you need to establish utility services in your name.
16. I'll accompany you to the closing/signing in case any questions should arise.
17. I'll ensure you receive all keys, codes, remotes in a timely manner upon the close of escrow.
