The real estate market in the metro Phoenix area has turned the corner in 2012. The supply of homes is low, demand is strong, investors are snapping up properties at bargain prices, and we are back to a seller's market! Even pricing (the lagging indicator) is beginning to recover but bargains still abound. Add to this the historical lows in mortgage rates, and there may never be a better time to buy that first home or investment property, or "buy up" to a larger personal residence.
For sellers, properly priced homes that show well are drawing multiple offers (sometimes above list price) and are selling quickly - sometimes in a day. As prices rise, many homeowners currently "upside down" will be able to sell.
